Northern Ireland Landlord EICR Rules: What You Actually Need To Do

A plain-English guide to the electrical safety checks Northern Ireland landlords now need, the deadlines that matter and what happens when an inspection finds a problem.

If you rent out a property in Northern Ireland, electrical safety is no longer something to leave until a tenant reports a fault. The rules now require certified checks of the fixed electrical installation, with clear responsibilities for inspections, reports and any remedial work.

The short version

Every 5 yearsThe electrical installation must normally be inspected and tested at least once every five years.
28 daysTenants must receive the relevant report within 28 days of the inspection.

The regulations became operational for new private tenancies granted on or after 1 April 2025. Existing tenancies granted before that date had until 1 December 2025 to comply.

What is an EICR?

An Electrical Installation Condition Report assesses the fixed electrical installation in the property. That includes wiring, sockets, switches, light fittings, the fuse box and permanently connected equipment.

It is not a quick glance around the house. The electrician inspects and tests the installation, records observations and classifies anything that needs attention.

What happens if the report finds a fault?

An EICR can identify immediate danger, potentially dangerous conditions or areas requiring further investigation. Where corrective work is required, the landlord must arrange it within the period specified by the report and regulations.

A replacement fuse box certificate is not automatically a substitute for a full EICR

If only the fuse box has been replaced, the Electrical Installation Certificate for that work does not cover the condition of the entire property. The correct paperwork depends on what has been inspected or installed.

What landlords should do now

  1. Find the latest electrical report or installation certificate for the property.
  2. Check the inspection date and the recommended date for the next inspection.
  3. Arrange an EICR with a properly qualified electrician if the property is not covered.
  4. Keep the report and any follow-up certificates together.
  5. Give the tenant the required documents and retain evidence that remedial work was completed.

Do not wait for the tenancy deadline to expose a problem

If sockets are damaged, the fuse box repeatedly trips or there is evidence of overheating, treat that as a present electrical issue. The five-year inspection interval does not remove the landlord’s ongoing responsibility to keep the installation safe.
